De\u0219i nu este complet f\u0103r\u0103 avans, este cea mai accesibil\u0103 form\u0103 de finan\u021bare pentru tineri.<\/p>\n<h4>Condi\u021bii de eligibilitate pentru Noua Cas\u0103<\/h4>\n<ul>\n<li>solicitantul nu a de\u021binut anterior o locuin\u021b\u0103 mai mare de 50 mp;<\/li>\n<li>venituri stabile (minim 3 luni vechime la actualul angajator);<\/li>\n<li>imobilul trebuie s\u0103 fie situat \u00een Rom\u00e2nia, finalizat, intabulat \u0219i f\u0103r\u0103 sarcini;<\/li>\n<li>valoarea maxim\u0103: 70.000 EUR (cu avans 5%) sau 140.000 EUR (cu avans 15%);<\/li>\n<li>creditul se acord\u0103 doar \u00een lei.<\/li>\n<\/ul>\n<h4>Avantajele Programului Noua Cas\u0103<\/h4>\n<ul>\n<li>avans foarte mic: 5% din valoare;<\/li>\n<li>dob\u00e2nzi preferen\u021biale, sub media pie\u021bei (<a href=\"https:\/\/www.cursvalutar.ro\/blog\/cresterea-indicelui-ircc-atrage-dupa-sine-rate-mai-mari-la-banca\/\" target=\"_blank\" rel=\"noopener\">IRCC<\/a> + marj\u0103 redus\u0103);<\/li>\n<li>garan\u021bie de stat: \u00eentre 50% \u0219i 60% din credit;<\/li>\n<li>nu se percepe comision de analiz\u0103.<\/li>\n<\/ul>\n<h4>Dezavantajele Programului Noua Cas\u0103<\/h4>\n<ul>\n<li>limitare la o singur\u0103 locuin\u021b\u0103 (f\u0103r\u0103 \u00eenchiriere\/v\u00e2nzare \u00een primii 5 ani);<\/li>\n<li>valoare plafonat\u0103 \u2013 \u00een marile ora\u0219e, op\u021biunile pot fi limitate;<\/li>\n<li>creditul este \u00een lei \u2013 ceea ce poate fi un risc dac\u0103 veniturile sunt \u00een valut\u0103.<\/li>\n<\/ul>\n<h3>Credit imobiliar clasic + credit de nevoi personale<\/h3>\n<p>Dac\u0103 banca \u00ee\u021bi cere avans de 15%, dar nu dispui de suma respectiv\u0103, po\u021bi lua \u00een calcul un credit de nevoi personale pentru a acoperi diferen\u021ba.<\/p>\n<p>Iat\u0103 un exemplu de credite combinate:<\/p>\n<ul>\n<li>pre\u021b locuin\u021b\u0103: 100.000 EUR;<\/li>\n<li>avans cerut: 15.000 EUR;<\/li>\n<li>solu\u021bie: credit imobiliar de 85.000 EUR + credit de nevoi personale de 15.000 EUR.<\/li>\n<\/ul>\n<p>Ce s\u0103 iei \u00een considerare c\u00e2nd cau\u021bi un credit imobiliar + credit de nevoi personale:<\/p>\n<ul>\n<li>gradul de \u00eendatorare poate cre\u0219te mult;<\/li>\n<li>dob\u00e2nzile la creditele de nevoi personale sunt mai mari (10-14%);<\/li>\n<li>este necesar\u0103 o disciplin\u0103 financiar\u0103 excelent\u0103;<\/li>\n<li>risc de supra\u00eendatorare \u00een cazul cre\u0219terii IRCC sau pierderii locului de munc\u0103.<\/li>\n<\/ul>\n<h3>Ipotec\u0103 pe o alt\u0103 proprietate \u2013 garan\u021bie suplimentar\u0103<\/h3>\n<p>Dac\u0103 p\u0103rin\u021bii sau alte rude apropiate pot pune o a doua proprietate \u00een garan\u021bie, ai acces la un <a href=\"https:\/\/www.cursvalutar.ro\/blog\/credit-ipotecar-ce-este-cat-dureaza-aprobarea-si-de-ce-acte-ai-nevoie\/\" target=\"_blank\" rel=\"noopener\">credit ipotecar<\/a>.
